Metro-Phoenix Market Update – December 2019

Supply is down 25% compared to this time last year, when it was already well below normal. 

The market at the current state heavily favors the sellers.

Pricing has moved higher over the last 2 months. A rise of $10 per square foot represents an increase of almost 6% in just 2 months.

Things will not get easier for buyers in the weeks ahead. Supply always falls during December as many sellers take their homes off the market for the holiday season. 

On the contrary, it can also be a huge benefit to the sellers that keep their houses on the market with less competition to deal with and attract buyers that are more eager and motivated to buy now. .

November 2019 Avg. Days: 54 vs. 60 Days

Active Listings: 13,654
